While Caleffi units are known for being reliable, they can occasionally run into hiccups. If your morning shower is more "lukewarm" than "steaming," here is a quick guide to understanding what’s going on and how to fix it.
What exactly is a Caleffi HIU?
Think of an HIU as a bridge. Instead of having a traditional gas boiler in every flat, the building has one large central boiler. The HIU takes the heat from that central system and transfers it to your taps and radiators. It’s efficient, space-saving, and generally very safe.
Common Signs of a Problem
You don’t need to be an engineer to spot when something is wrong. Watch out for:
Tepid Water: Your hot water never quite reaches the temperature it used to.
No Hot Water at All: The taps run cold even after waiting a few minutes.
Noisy Pipes: Banging or whistling sounds coming from the cupboard.

Blockages (Sludge & Limescale): Over time, debris or "sludge" from the main building pipes can get caught in the unit’s internal strainers or heat exchanger. This acts like a kink in a garden hose, stopping the heat from getting through.
Temperature Probe Faults: The unit uses "probes" to tell how hot the water is. If these probes fail, the unit might "think" the water is hot enough when it actually isn't.
Safety Thermostat Cut-out: Like a fuse box, the HIU has a safety switch that trips if it gets too hot. If this "trips," it shuts down the hot water entirely to protect the unit.
General Component Wear: Like any mechanical device, parts like valves or pumps can eventually wear out and need a professional swap.
How the unit works:
You can think of your Caleffi HIU as a heat messenger. It doesn’t “create” heat using gas or flames like a boiler does. Instead, it works using a clever component called a heat exchanger:
The Shared Supply: Very hot water from the building’s central plant room flows into your HIU through one set of pipes.
The Transfer: Inside the unit, this hot "building water" passes through a series of metal plates right next to your home's cold-water pipes.
The Magic Part: The heat "jumps" from the building's water to your home's water through these plates. Crucially, the two water supplies never actually touch or mix.
On-Demand Heat: When you turn on a tap, the HIU senses the flow and starts this transfer immediately, giving you hot water instantly without needing a bulky storage tank.
Why do these issues occur?
Most of the time, it comes down to servicing. Because HIUs deal with high-pressure water and heat, they need an annual "health check" to clean out filters and test the electronics. Poor water quality in the wider building system can also lead to faster buildup of limescale and sludge.
